Eligibility Requirements
Existing USDA Loan
The borrower must currently have a USDA Direct or Guaranteed Loan on their home.
Primary Residence Requirement
The property being refinanced must be the borrower’s primary residence, ensuring it remains eligible under USDA guidelines.
Current Mortgage Status
Borrowers should be current on their existing USDA loan and have a good payment history, generally with no late payments in the past 12 months.
Payment Reduction
The total monthly mortgage payment must be reduced by at least 5% after the refinancing.
Appraisal to Confirm Home Value
The USDA Streamline Refinance program requires an appraisal to verify the home’s current market value, which can be beneficial for borrowers whose property values have increased since the original loan.
Higher Loan-to-Value (LTV) Ratio
The appraisal allows borrowers to access better terms if their home has appreciated, potentially securing a more favorable interest rate. The borrower’s loan-to-value (LTV) ratio cannot exceed 100.36%.
